Real Estate Sales in Mason County Holding Steady
The Real Estate sales report for Mason County, Wa. for the period of Oct 1 through Oct 15, 2009 reports 59 Total Closed Sales in the amount of $7,786,623.
Area A, (Shelton, Arcadia, Kamilche) had a sales count of 15 closed sales in the amount of $1,804,750. Meanwhile Area B,(Hartstene/Agate area) the sales were a bit higher than past reports with 10 closed sales in the amount of $1,693,500. Area C, (Belfair, Allyn, Grapeview), held steady with 17 sales totaling $3,073,873 and Area D, (Hoodsport/Union area) posted the same number of sales as last reported with14 sales closed in the amount of $1,214,500.
Single Family Resale Homes, on less than 5 acres, accounted for 30 of the total sales. Two New Single Family homes were sold and 1 Mulit-family unit sold. There were no Single Family Resale Homes, on more than 5 acres, SOLD.
Commercial properties sold – 0, Condominiums -0.
Land sold with a Mobile posted 8 sales and there were 13 platted lots recorded as sold. Short plats posted 4 sales and there was 1 unplatted parcel sold.
Area C ( Allyn, Belfair, Grapeview) sold 3 homes for $350,000 and up. A Treasure Island waterfront home sold for $525,000, A North shore Waterfront home sold for $414,000 and a Tahuya home sold for $365,000.

Spaghetti Dinner for Humane Society of Mason County
A Spaghetti Dinner fundraiser for the Humane Society of Mason County will be held at the Theler Community Center in Belfair, Wa. on Friday, November 6th, from 5 to 8:00 p.m.
The cost for the Dinner will be $10.00 per person and Children under 5 will eat free.
Included with the Spaghetti is a traditional green salad, hot garlic bread, delectable cake, sodas, coffee and water.
In addition, Wine and Beer will be offered but at an extra cost.
Also, for your Entertainment, Singer/Songwriter Kel Schmitz, will be playing some oldies, Country, Folk and of course Original Songs.
I hope that all you pet owners, aficionados and devotees will support this worthy fundraiser.

Waterfront Homes sales on the rise
Mason County recorded three waterfront homes selling for $500,000 or more. The South Shore of Hood Canal posted a closed sale for $640,000 and a Hood Canal North Shore home sold for $625,000. $575,000 was the price for a home that sold in the Harstene area of Dana Dr.
The Real Estate sales report for Mason County, Wa. for the period of Sept 16 through Sept 30 2009 reports 68 Total Closed Sales in the amount of $13,632,950. If you have been reading my statistical reports, you have, therefore, noticed a most excellent improvement from the first two weeks in Sept of 09. Yea!
Area A, (Shelton, Arcadia, Kamilche) once again leads the County sales count with 27 closed sales in the amount of $4,960,400 followed by Area C, (Belfair, Allyn, Grapeview), with 17 sales totaling $3,690,650. Area D, (Hoodsport/Union area) posted 14 sales closed in the amount of $2,900,400. Meanwhile Area B,(Hartstene/Agate area) the sales jumped to 10 closed sales in the amount of $2,081,500
Single Family Resale Homes, on less than 5 acres, accounted for 39 of the total sales. Two New Single Family homes were sold and here is an interesting stat we have seen for awhile…a Single Family Resale Home, on more than 5 acres, SOLD.
Commercial properties also increased during this period with a reported 4 Sold.
1 Condominium sold.
Another gain was Land sold with a Mobile posting 9 sales and there were 6 platted lots recorded as sold. Short plats posted 5 sales and there was 1 unplatted parcel sold.
Yep, there is definitely an improvent in the real estate activity in Mason County, Wa.

Belfair Housing Future Hopeful with New Wastewater Project
Mason County Commissioners have given the go ahead for engineers to move forward with phase 1 of the Belfair Wastewater Treatment Plant. The public is invited to a groundbreaking ceremony this coming Columbus Day, Monday October 12, 2009 at 2:00 p.m. at the Assembly of God Church in Belfair.
The treatment plant is being touted by Emmet Dobey, Mason County Utilities and Waste management Director as “an economic development generator”. The long awaited Belfair “Sewer” project will supposedly satisfy the Growth Management regulation and hopefully open the door for future housing development.
Work is scheduled to begin November 1.
If you’re asking how much this “Sewer” project is going to cost the consumer, then I suggest you attend the groundbreaking ceremony on Monday. Emmet Dobey plans to give us some idea on what to expect. Rumor has it that monthly rates are estimated to be about $80 to $90 per month. Hook up connections could be somewhere in the $3,000 to $4,000 range. However, the County is applying for a septic-tank conversion grant to help people with the connection fee.
Anyway, hope to see everyone at the Belfair Wastewater Ground Breaking Ceremony.
Oh by the way, Congressman Norm Dicks is planning to attend too.

Market Report for Mason County Home Sales
Mason County Real Estate Market Report for Sept 1 through Sept 15 2009 reports 55 Total Closed Sales in the amount of $8,268,056. Area A, (Shelton, Arcadia, Kamilche) lead the sales count with 24 closed sales in the amount of $4,263,000 followed by Area D, (the Hoodsport/Union area), with 13 sales totaling $1,735,000. Area C, (North end of Mason County), posted 10 sales closed in the amount of $1,742,045. Meanwhile Area B ,Hartstene/Agate area, posted 8 closed sales in the amount of $528,011.
Single Family Resale’s, on less than 5 acres, accounted for 24 of the total sales. Three New Single Family homes sold and 2 Multi-family units sold.
There were no Single Family homes on more than 5 acres sold. There were 2 Commercial properties reported sold and 2 Condominiums sold.
Land sold with a Mobile posted 4 sales and there were 12 platted lots recorded as sold. Short plats posted 5 sales and there was 1 unplatted parcel sold.
The highest sold price range for a Single Family Resale, during this period, was in the $250,000 - $299,999 range. 5 properties sold in the $200,000 - $249,999 range and 4 in the $115,000 – $129,999. The lowest price range of homes sold were in the $40,000 – $59,999 range.
The average price for Single Family Resale’s was $166,744 with a Median price of $169,750. Sold Lots averaged $40,892.
There were 109 Loans taken out in the amount of $18,670,182. The average conventional 30-year loan rate was 4.98%

Mason County Real Estate Absorption Rate Graph
The “Rate of Absorption” measures the inverse of “Months of Inventory” and represents how much of the current active listings (as a percentage) are being absorbed (or sold) each month. For instance, if there are 1,000 active listings and 100 of them sold in a given month, the rate of absorption would be 10%. 10% of the market is being sold in that given month.

Real Estate Market Report for Mason County Washington
Mason County Real Estate Market Report for July 16 through July 31 2009 reports 70 Total Closed Sales in the amount of $12,993,555. The Shelton district lead the sales count with 24 closed sales in the amount of $4,117,221 followed by the north end of the county with 23 sales totaling $4,512,484. On the Westside of the County in Hoodsport and Union 12 sales closed in the amount of $2,452,900. Hartstene/Agate area posted 11 closed sales in the amount of $1,910,950.
Single Family Resale’s, on less than 5 acres, accounted for 32 of the sales. Three New Single Family homes sold and 1 Resale of a single home on more than 5 acres sold
There was 1 Multi-Family Unit sold. No Commercial property or Condominiums were sold.
Land with a Mobile posted 10 sales and 13 platted lots were recorded as sold. Short plats posted 7 sales and 3 unplatted parcels sold.
The highest sold price for a Single Family Resale, during this period, was recorded at $600,000 for a waterfront property in the Lilliwaup area. The lowest price homes sold in the $80,000-$99,999 range. A large parcel of forest land sold for $908,354.
The average price for Single Family Resale’s was $235,859 with a Median price of $222,500. Sold Lots averaged $40,195.
There were 186 Loans taken out in the amount of $35,728,160. The average conventional 30-year loan rate was 5.02%
