The following is an analysis of the Mason County Residential Real Estate comparable statistics for the Month of December - 2007 & 2008.

 

For Sale:   In Dec. 07 there were…722 homes for sale. Dec. 08 there were…719. A percentage change of -0.4%.

Solds:  Dec. 07 recorded 47 solds, while in Dec.08 had 35 solds, a difference of -25.5%Pendings:  Dec. 07…50 , Dec. 08…27, percentage change…-46%.

 

The Residential Statistics for one year for the 98528 Zip Code:

For Sale: Dec. 07…121, Dec. 08…124, Change…2.5%.

Solds: Dec. 07…5, in 08…6 , a Percentage Change of…20%.

Pendings: Dec. 07…7, Dec. 08…3, Change -57.1%.

 

In Zip Code 98524:

For Sale: Dec. 07…61, 08…50, Change…-18%.

Solds: Dec. 07…6,Dec.  08…4, Change -33.3%.

Pending: Dec. 07…4, Dec.08…1, Change -75%.

 

Additional Mason County Residential statistical comparisons for the month of December ‘07 & ‘08 reports that in Dec. 08 the Months of Inventory, based on closed sales, was 20.5 months while in ‘07 it was 15.4 months.

The Average Active Listing Price in Dec. 08 was $303,000. In Dec. 07 it was $319,000.

The Average Sold Price in Dec. 08 was $184,000/$252,000 in ’07.

The Sold/Listing Price difference percentage was 95% for both 08 and 07, however, the Sold/Original List Price difference percentage was 88% in Dec 08 while it was 90% in Dec 07.

Days on Market for those Properties that sold was 107 days in Dec. 08 and it was 123 days in 07.

The Median Price for Mason County Residential homes in Dec 08 was $191,000. In Dec. 07 it was reported to be $225,000.
