Mason County, Belfair and Allyn September Stats
Belfair Real Estate statistics for the month of September 08 show significant price reductions in Sold properties. The month of September 08 posted 12 sales with 15 pending and 151 active listings. What is certainly noticeable is the Sold/List percentage difference, sold properties went for 78% of the asking price. The sold difference percentage over original list price was 75%. In September 2007 the percentage difference was 97% of the List price and 91% of the original list price. Mason County overall had home sold at 92% of List price and 87% of the original list price. In Allyn the difference fared much better with solds at 97% of list price and 95% of the original list price.
The Months of Inventory data for all of Mason County is down from a month ago from 15.1 to 12.1 months of inventory. Belfair shows 12.6 of months of inventory, while Allyn has 14.6 months of inventory.
Total active listings for the County in September numbered 918. The average Price was $330,000. A year ago Actives numbered 936 with an average price of $315,000. Meanwhile, the average sold price in September 08 was $232,000 and it was $264,000 in the same period a year ago. As mentioned above, Belfair had 151 active listings with an average asking price of $358,000 and an average sold price of $289,000. Allyn had 73 active listing and an average asking price of $387,000 and an average sold price of $318,000.
Mason County also recorded a total of 76 homes sold. Belfair had 12 homes sold and Allyn had 5 homes sold. The average square foot price for all Mason County was $147, Belfair was $162, and Allyn at $214 per foot.
The Median price for September 08 for the County was $190,000 and a year ago it was $229,000. Belfair’s Median price this past month was $188,000 while a year ago it was $182,000. Allyn had the highest Median price in September at $274,000 and a year ago it was $363,000.
