Market Sales Data December 1 through December 15, 2008

The Mason County Real Estate Sales Data for December 1 Through December 15, 2008 posted an Area Total of 40 Sales in the amount of $6,506,208.

 In Area A (Shelton, Arcadia, Kamilche) 14 Sales were recorded in the amount of $2,195,008. Area B (Hartstene Island, Agate) posted 9 Sales totaling $1,247,300. In Area C (North end of the County) 10 Sales were reported in the amount of $2,249,500 and Area D ( Hoodsport, Union) had 7 Total Sales in the amount of $814,400.

 

 A Real Estate Sales Analysis breakdown shows: 14 Sales were Single Family Resales on less than 5 Acres, 1 Sale of a Single Family Resale on more than 5 Acres and 2 Sales of New Single Family Housing.

 

            There were no Multi-family Sales but there was 1 Commercial Sale.

 

Land Sold with a Mobile Home posted 6 Sales, Platted Lots recorded 8 Sales, 3 Short Plats sold and 5 Unplatted Land Sales were recorded.

 

Prices for Single Family Resales on Less than 5 Acres show us that 1 Sold in the $400,000 to $499,999 range and 1 in the $350,000 to $399,999 range. There were 3 each in the $250,000-$299,999, $200,000-$249,999 and $180,000-$199,999 respectively. There were 2 Sales in the $145,000-$159,999 range and 1 in the $115,000-$129,999 range.

 

The Average Price for a Single Family Resale for this period was $233,800 and the Median price was $206,250. New Single Family Average and Median Price was $228,450. Lots Average Price was $34,144 while the Median was $12,825.

 

There were 120 Loans taken out for the period in the amount of $24,977,309 with an average rate of 5.4% for a Conventional 30 year Real Estate Loan.
